Finding Leaks In A Metal Roof

Water may enter at a panel overlap, a fastener, a pipe opening or the connection to a wall. The drip inside can appear some distance from the entry point. Inspection needs to follow the roof layout and examine the relevant connections rather than assume the panel directly above the stain is the source.

Metal roofs also differ in how their panels are joined and attached. An exposed-fastener roof and a standing-seam system do not have identical repair details. The panel profile, attachment and existing treatments help determine which work is suitable. A repair that fits one assembly may be inappropriate for another, even when the roof surfaces look similar.

Fasteners And Their Seals

On a roof with exposed fasteners, a loose or deteriorated connection can become a water-entry point. The fastener, its seal and the surrounding metal need assessment together. Replacing one component without checking the condition of the hole or attachment may leave part of the problem unresolved.

Fastener work should be directed by what is found, rather than treating every screw as the cause of the leak. A nearby panel joint or flashing detail may also need attention. Where several connections are affected, the repair can involve a larger section of roof. The condition of the assembly determines whether limited fastener repairs remain a practical choice.

Panel Laps, Joints And Movement

Metal roof panels connect at joints that must accommodate the way the system is designed to move. Temperature changes can make metal expand and contract. Suitable repair materials and placement need to account for that movement, as well as the panel manufacturer's requirements and any earlier repairs.

A thick layer of sealant is not automatically a better joint repair. It can hide the connection without correcting what has failed beneath it. The repair should address the joint's condition and use compatible products in the appropriate detail. If the panel itself is damaged, the work may need to include that component instead of concentrating only on the seam.

Flashing At Pipes, Curbs And Walls

Openings for pipes and rooftop equipment interrupt the panel surface. Flashing connects the roofing around these features and at changes in roof level or adjoining walls. Deteriorated seals, damaged metal and loose connections can create leaks at those transitions while the surrounding roof remains intact.

Repair may involve a particular flashing component or its connection to the panel system. The adjoining wall or equipment can also require attention if water is entering above the roofing detail. Where equipment limits access, roofing and mechanical work may need coordination. The objective is to address the actual water path through the complete connection.

Damaged Panels And Corrosion

A surface treatment cannot rebuild metal that has deteriorated beyond serviceable condition. A dent, opening or corroded area needs assessment of the panel and the surrounding assembly. Some damage can be addressed locally; other conditions may require replacement of the affected component or a broader repair area.

The visible finish is only part of that assessment. Attachment, underlying materials and the extent of deterioration also matter. If leaks have reached insulation or other concealed components, those materials may need investigation. The final repair should be based on what remains sound, rather than on how small the rust mark or interior drip appears.

Metal Roof Repair Or Restoration?

Local repair addresses a particular defect. A restoration system treats a larger roof area and may be considered when the existing metal remains suitable after necessary repairs and preparation. Coating does not replace missing metal, correct every loose connection or resolve deterioration below the roof surface by itself.

If panel damage is extensive or the assembly cannot support practical repair, replacement may need evaluation. The choice depends on condition and the work required, not simply the roof's age. Our metal repair service helps address repairable components and recognize when continued patching is no longer the most useful direction for the building.

Get A Free Metal Roof Repair Estimate

Tell us about the Scottsdale commercial building and the leak or visible damage. Include whether the concern is near a panel joint, rooftop equipment or a previous repair if you know. You do not need to identify the panel manufacturer or measure the entire roof before contacting us.

We also serve commercial properties in Carefree, Cave Creek, Fountain Hills and the Town of Paradise Valley. Use the estimate form to share your contact information and the location of the problem. Mention roof-access restrictions and activity below the affected area so the work can be planned with the building's needs in mind.
